  Every borrower that contacts us has a unique set of circumstances that have to be considered when determining the right loan program for them.  Some clients have good credit, but little down payment.  Others might have a lot of equity in their home that they need to tap, but have prro credit.  Another borrower wants to buy investment property with no money down.  Our job is to compile all of the needs and capabilities of our clients and come up with the best loan product possible.  There are several different basic loan types, and within each basic type there are many more special adaptions that can be created.  The true skill of a loan officer is their ability to make such a determination in a manner that best suits their client.  It does a borrower no good at all to get a loan quote on a product that doesn't properly meet their needs.
